Cost of new roof with complete tear off

Maybe this would be a good place to post local costs for roofing jobs. Here is what I recently paid.

-Complete tear off (2 layers plus cedar)
-New under layment and 30 year Elk architectural shingle
-Ridge vent
-36" Ice shield on all edges and valleys
- new seamless 5" gutters

This is a two story duplex with steep (12/12) roof.

Cost = $7,800

The original quote in the summer was about $1,500 higher, but we reached an agreement in mid October at the reduced price.

I strongly recommend that anyone getting a roof job request a quote from at least 6 different Racine and Kenosha roofing contractors. Make sure you are comparing apples to apples and ask the contractor you prefer to match or beat lower quotes or explain how their materials and installation is superior.

I own a small ranch on the north side of Racine and I also had three layers above cedar. My quotes ranged from $4,500 to $8,000 for almost identical bids. I went with the low guy and got a great roof. If anyone wants the name and number simply reply to this thread.

I recommend at least 6 quotes. Personally, I call every one in the phone book, or, should I say, everyone listed at this Racine Wide Web Directory. It only takes a few minutes a call. Some never show to give a quote but those that really need the work always do.
